Flat roof waterproofing · All Cyprus

Seal the roof before the ceiling tells you about it.

Cyprus roofs are flat, and flat roofs are worked hard here: months of sun that moves the surface, then winter rain that finds every crack it made. We clean the roof, repair the cracks, reinforce the parapets and drains, and lay a full elastomeric system over the lot.

Send a photo of the roof and we can usually tell you where to start.

What it costs

Priced after we walk the roof

A roof is quoted by its condition, not by a rate card. The survey is free, the quote is written, and nothing starts before you accept it.

Roofs we seal

The same work, scheduled around whoever is underneath it — a family, a tenant, or a dining room full of guests.

Houses & villas

The roof over the bedrooms, and the terrace above the living room. Both get the same system; the terrace gets a finish you can walk on.

Apartment blocks

One communal roof, three flats with damp ceilings. We survey the whole roof, not the patch above the loudest complaint.

Hotels & guesthouses

Sealed between seasons, or a wing at a time while the rest stays open. Nothing on the roof interrupts a room below.

Shops & restaurants

Work happens above your ceiling, not in your dining room, so you keep trading while we are up there.

Landlords & agencies

Sealed before the tenant moves in, not after the first storm. One visit, one written quote, photos of what we found.

Why flat roofs fail here

Almost none of it starts as a hole. It starts as movement, and the water simply follows.

  • The sun moves the surface all summer

A dark roof runs far hotter than the air around it, then cools every night. Old bitumen has no give left, so it crazes into a web of hairline cracks long before anything leaks.

  • Winter rain finds every one of them

Cyprus rain arrives hard and sideways. Water sits on a flat roof instead of running off it, and standing water only needs one crack to get underneath the membrane.

  • It always starts at the details

Parapets, drains, pipe penetrations, the upstand where the roof meets a wall. That is where nearly every leak we open up actually begins — not out in the middle.

How the work goes

Most roofs take one to two days, plus drying time between coats. We tell you which day is which before we start.

  1. 01

    We walk the roof

Free survey. We find where the water actually enters, which is rarely where the stain is, and photograph everything we find.

  2. 02

    Clean and prepare

Wash down, scrape off loose and blown material, clear the drains. Coating over dirt is the most common reason a roof fails twice.

  3. 03

Repair the cracks and the details

Cracks opened and filled, then parapets, drains, upstands and pipe penetrations reinforced with membrane tape bedded into the coating.

  4. 04

    Prime, then two coats

Primer over the whole roof so the system grips, then two full coats of elastomeric waterproofing — the second one crossing the first.

  5. 05

    Water test and handover

We flood-test where it matters, walk the finished roof with you, and leave you the photos of what was underneath.

Questions people ask before booking

How long does a roof take?

A typical house roof is one to two days on site, plus drying time between the coats. A block or a hotel wing is quoted with a day-by-day plan so you know when the noise happens.

Can it be done in winter?

The coating needs a dry surface and a warm, dry spell to cure. March to November is the season for it in Cyprus. In winter we survey, quote and do the emergency repair, then coat when the weather allows.

How long will it last?

That depends on the state of the roof underneath and how it was prepared. The point of this system is that it can be recoated rather than ripped off — the next round is a fraction of the first.

Do we have to move out?

No. Everything happens on the roof. You will hear us, and on the cleaning day you will hear us more, but nothing comes through the living space.

Can we still use the terrace afterwards?

Light foot traffic for maintenance, yes. If it is a terrace in daily use, tell us at the survey and we specify a build-up made for walking on.

What does it cost?

Per square metre, after the survey. The number depends on the state of the roof, how much detail work the parapets and drains need, and how we get materials up there. That is why the survey is free and the quote is written.
