Painters in Ayia Napa & Protaras

Hotels, tourist apartments, restaurants and shopfronts across Ayia Napa, Protaras and Paralimni. The coast here runs on a season, so we plan around yours — off-season blocks, occupied floors, and a restaurant repainted overnight.

  • Off-season block bookings
  • Occupied hotels, floor by floor

A coast that has to be ready by Easter

Free Famagusta works to a calendar nowhere else on the island keeps. From November the strip empties, and everything that has been open and full for eight months gets its year put right — corridors, stairwells, balconies, a restaurant a night, a shopfront before the first coaches arrive. By April the window has closed, and anything not done waits another twelve months.

That rhythm changes how we quote. Off-season work here is booked in blocks rather than by the day, and we would rather tell you in October what genuinely fits before Easter than start in March and hand back a half-finished corridor. For a hotel still taking guests we work a floor at a time, behind a screen, with the paint chosen so a room can be sold again the following night.

What we get called for in Ayia Napa & Protaras

Hospitality first, and almost all of it against a season.

01

Hotels and apartment blocks

Corridors, stairwells, lift lobbies, balcony soffits and guest rooms. Worked in blocks off-season, or floor by floor while the hotel is still open.

02

Restaurants and beach bars

Overnight or on the closed day, so no service is lost. Kitchen walls in a washable finish, dining rooms and terraces before the season opens.

03

Shopfronts and rentals

The strip gets repainted every year for a reason. Fascias, shutter surrounds and the sand-blasted lower metre that nobody notices until it is grey.

What this coast does to paint

Salt and sand together, plus more footfall than any home ever sees.

Sand is abrasive, salt is chemical
Either alone is manageable; together they take the lower metre off a beachfront wall every windy winter. That band gets a harder-wearing coating than the rest of the elevation, because painting it to the same specification as the first floor just means doing it again next year.
Rust bleeding out of balconies
Salt-laden air reaches the reinforcement through a hairline crack, the steel expands, and the render spalls off in a plate with a brown stain running down from it. Paint over that and the stain is back in a month. The steel has to be exposed, treated and the render rebuilt first.
Corridors take a decade of wear a year
Two hundred people a week with wheeled luggage will do more to a corridor wall than a family does to a hallway in ten years. Traffic areas here want a scuff-resistant washable finish and a colour that hides a mark, not the flattest, chalkiest matt on the shelf.

What hospitality work costs here

Rooms and apartments follow the same island-wide prices — a small unit repainted in a day starts at €381 with the paint included. Anything at hotel scale is priced from a survey and quoted as a block, because the number of rooms, the access and the state of the balconies decide the figure, not a rate card.

Every figure includes VAT and the paint. Off-season blocks are worth booking before the autumn — the window is short.

Ayia Napa & Protaras questions we get asked

Can you work while the hotel still has guests?
Yes — floor by floor or wing by wing, screened off, with low-odour water-based paint so a room can be sold again the next night. It is slower than an empty building, and we price it as what it is rather than pretending otherwise.
When should we book the off-season work?
Before the autumn. The whole coast wants the same three months, and a block booked in September gets the dates it asked for. In February the honest answer is often that it will not all fit before Easter.
The balconies have brown stains running down them. Is that just dirt?
Almost always it is rust from the reinforcement inside the concrete. Painting over it hides it for a few weeks. The steel needs exposing and treating and the render rebuilding — the survey will tell you how many balconies are actually affected, which is usually fewer than it looks.
Can a restaurant be done without losing a service?
Yes. Overnight, or on your closed day. Water-based low-odour paint means the dining room is fit to use in the morning rather than smelling of solvent for a week.
How far do you cover — Protaras and Paralimni too?
The whole district, coast and inland villages, and there is no call-out fee. It is forty-five minutes from our base in Larnaca.
